DDOT Signs 150,000 SF Lease at 55 M Street

Washington, DC (October 18, 2010) — Monument Realty is pleased to announce the signing of a 150,000 SF lease agreement with the District of Columbia's Department of Transportation (DDOT) at 55 M Street, SE in Washington, DC.
55 M Street is a 275,000 SF Class A office building located directly above the Navy Yard Metro at Half and M Streets, SE, one block north of Nationals Park. The LEED® Gold certified office building is the first phase of Monument’s Half Street project, the dynamic mixed-use development that also includes 332 residential units, 50,000 SF of retail and a 200-room boutique hotel. DDOT is responsible for developing and maintaining the District’s extensive transportation system. Its mission is to enhance the quality of life for District residents and visitors by ensuring that people, goods, and information move efficiently and safely, with minimal adverse impacts on residents and the environment. The District agency will be relocating from 2000 14th, NW and plans to occupy the building by April 2011.
DDOT will join the existing tenants, Sayres and Associates and DCO9, and increase occupancy to approximately 70% of the office space at 55 M Street.
Douglas Olson, Executive Vice President of Monument Realty, described this deal as an important milestone for the building, Half Street and the Capitol Riverfront neighborhood. “Areas with aggressive development, like the Capitol Riverfront, were hit hard by the downturn in the market; however, we have seen a significant increase in leasing activity at 55 M Street and have a number of prospects for the remainder of the building. As a result, we are actively working to move forward with Monument’s next phase of Half Street,” Olson said.
